If you are buying or selling a home or investment property, our job is to help you transfer the property's title to or from you as quickly and smoothly as possible.  From start to finish we will help you through the process and coordinate the closing on your behalf.  Our services including review and approving the contract for purchase or sale.  This document is normally prepared by the real estate agent for the buyer and is subject to attorney approval.  After reviewing the title history of the property as well as the survey we will assist in clearing any title objections.  Our job includes working with your bank's attorney if you are purchasing, working with either  the seller's or purchaser's attorney, working with your realtor, reviewing documents for accuracy, obtaining title insurance if purchasing, verifying closing numbers and attending the closing with you to guide you through and explain the paperwork process.  


Most important is coordinating the sale of your existing property with the purchase of your new property.  We will do our best to ensure you don't own tow properties at the same time, or conversely, there is a gap when you don't own any property.

Commercial Real Estate

 

If you are buying or selling a commercial building, we are prepared to work diligently on your behalf.  Unlike a residential transaction, when it comes to commercial or industrial property it is the buyer's attorney's responsibility to draft the purchase and sale contract.  Having closed hundreds of commercial transactions, we have the experiences to properly draft a contract in a timely fashion that properly protects your interests.


We can also assist you with finding the right lender to help finance the acquisition of the property.  This may include government insured loans, bridge financing or non-traditional private financing.
